Booking & Payment Conditions
Reservations
To confirm your reservation, a deposit of 30% of the total cost is required. You can pay the deposit via bank transfer or PayPal.
- For PayPal payments: The full deposit amount must be received. Any transaction fees or taxes must be covered by the guest to ensure the deposit is received in full.
Please send a copy of the transfer receipt via email or WhatsApp to finalize your booking.
Payment of Your Stay
The remaining balance is due upon arrival. You can pay with cash, instant bank transfer, or PayPal.
Cancellation Policy
- Free Cancellation: Reservations can be cancelled without penalty up to 30 days before check-in.
- Cancellation within 30 days: The booking deposit (30% of the total) will be retained.
- Cancellation within 7 days: The full amount of the reservation will be charged.

What's Included
Your stay includes:
- The use of water, electricity, and the swimming pool (when open).
- Access to all common guest facilities.
- One set of fresh sheets and towels, and a final cleaning service at the end of your stay.
Room Amenities
All rooms have a private entrance and a private bathroom with a toilet, bidet, large shower, and sink. Each room also includes a small fridge, a kettle with instant tea and coffee, plates, cutlery, and wine glasses. Private parking is available for all guests.
- Garden Room: This room is uniquely equipped with a full kitchen, including a dishwasher, washing machine, microwave, and a large fridge. The beds in the living room will only be made up for parties of more than two guests.
House Rules
- Respect for Property: Please treat our home and property with care and respect.
- Parties & Events: Note that parties, events, and noisy gatherings are not permitted.
- Smoking: Smoking is strictly forbidden inside all rooms.
- Children: Minors must be supervised by their parents or guardians at all times.
- Pets: Small pets may be allowed upon prior request and approval.
- Heating: During the winter season, the maximum house temperature is set at 19°C. A higher temperature (up to 21°C) can be requested for an additional charge of €20 per day.
- Swimming Pool: The pool is seasonal, typically open from May 1st to September 30th. All guests must follow the pool and condo regulations.
- Check-In: Upon arrival, all guests must provide a valid form of identification to comply with Italian law and sign a rental agreement.
- Waste Disposal: Please dispose of your trash and recycling in the designated containers located 800m away, in the parking lot of the restaurant "La Speranza." To open the garbage bins you need a special RFID card.
- Energy Use: We kindly ask that you turn off all lights when leaving the room. This helps us reduce waste and care for the environment. Thank you!
Privacy Policy
In accordance with Italian privacy law, all guests will be required to sign a form acknowledging the use of their personal data, as required by law.
